The buyer finances 80% of $275,000: $275,000 × 0.80 = $220,000.
A property has a loan balance of $180,000. The bank requires a maximum LTV of 80%. What is the minimum appraised value required?
Answer: $225,000
Minimum value = loan amount ÷ LTV ratio: $180,000 ÷ 0.80 = $225,000.
Annual property taxes are $4,800. The closing occurs on April 1. The seller has not yet paid any taxes for the year. Using a 360-day year, how much does the seller owe the buyer at closing?
Answer: $1,200
Jan 1 to April 1 = 90 days; daily rate = $4,800 ÷ 360 = $13.33; 90 × $13.33 = $1,200.
